You will be more involved in the design process.

For some folks, this is a huge plus—you get to choose tile, flooring, cabinetry, and fixtures.  For others, it’s a time-consuming hassle.  The good news?  With new construction, you’ll have lots of opportunities to customize the house exactly the way you want it.

You are buying a completely new home.

You will be the first person to cook in the kitchen, take a shower, and make a fire in the fireplace—and it’s a great feeling to use brand-new appliances and fixtures.  Just remember that you’ll also be the first one to discover—and repair—any issues with installation and construction.  A thorough home inspection should help prevent major surprises, but some families prefer to let someone else work out the kinks first.

New homes take time to build.

A new home can take anywhere from 3-6 months to complete, depending on weather conditions.  If you’re already in the process of selling your current home, or if you’re new to the area, be prepared to rent living space—and storage space—for 6 months or longer, just in case.

It’s important to choose a good builder.

Yes, “horror stories” about bad builders do occasionally happen when building a new home, but not as often as the news media would lead you to believe.  You will need to evaluate potential builders, and select one with a reputation for quality and integrity—then make sure they deliver quality work, on-time.

Be prepared to negotiate and manage your own costs.

When you’re buying an existing home, it’s generally one flat price.  But with new construction, you have the opportunity to add lots of customized features—which many families love.  Keep in mind that when building a new home, you’ll be responsible for negotiating all the “extras”—including product and installation costs—and making sure that you get what you pay for.
